Dock Seal Replacement — Industrial Facility, Etobicoke (Enbridge Direct Install Program)
The Challenge
A commercial facility in Etobicoke had been operating with dock seals that were well past their useful life. Years of daily trailer contact had compressed the foam cores beyond recovery, and the fabric faces were cracked and abraded — no longer forming a reliable weather barrier at the shipping and receiving bays. Cold air was flooding the dock area every time a trailer was engaged, spiking heating costs and making working conditions uncomfortable for dock staff.
The facility’s management knew a replacement was overdue but had concerns about the cost and disruption of taking multiple bays out of service. What changed the equation was learning they were eligible for the Enbridge Gas Direct Install Program — a provincial rebate initiative that covers up to 100% of dock seal installation costs for qualifying commercial buildings with active Enbridge Gas accounts and natural gas space heating.
The Solution
Wilcox Door Service, operating as an approved Enbridge Program Delivery Agent, handled the project from eligibility confirmation through to completed installation. We started with a full assessment of the existing dock bay dimensions, seal conditions, and trailer types cycling through the facility — the critical inputs for specifying the right foam density and fabric grade.
The replacement seals were high-density foam assemblies with heavy-duty abrasion-resistant fabric faces, selected specifically for the volume and type of trailer traffic at this site. The Wilcox crew sequenced the installation to keep the dock functional throughout, taking bays out of service one at a time and completing each replacement within the same visit. The entire project was submitted through the Enbridge program, with the facility’s out-of-pocket cost reduced to near zero.
Outcomes
With the new dock seals in place, cold air infiltration at the loading bays was eliminated. The dock area stabilized in temperature, reducing the load on the facility’s heating system and delivering measurable savings on natural gas costs from the first heating season. Dock staff noticed the difference immediately — the loading area was no longer drafty and uncomfortable during winter shifts.
Operationally, the project was seamless. No shipping or receiving days were lost, and the facility completed a long-overdue infrastructure upgrade without any capital expenditure — a direct result of accessing the Enbridge program through Wilcox.
