Dock Seal Installation — Distribution Facility Loading Dock, Burlington
The Challenge
At a Burlington distribution facility operating high daily trailer volumes, the loading dock seals had gradually deteriorated to the point of failure. The foam pads had compressed flat and the fabric faces were worn through, leaving gaps at the dock interface that allowed cold air and moisture to enter freely during trailer contact. For a facility running constant inbound and outbound cycles, even minor inefficiencies compound quickly — and degraded dock seals were adding a meaningful and avoidable line item to the facility’s monthly energy bill.
The additional concern was installation complexity. The dock positions were elevated, requiring equipment and a technical crew capable of working safely at height while maintaining precise alignment on each seal assembly.
The Solution
Wilcox Door Service conducted a full assessment of the dock bay dimensions, existing seal conditions, and the facility’s trailer mix — primarily standard 53-foot dry van trailers with some refrigerated units. Based on that assessment, we specified foam dock seals with the correct density for the application: firm enough to compress against varying trailer body heights and widths, but not so rigid that it accelerates wear on the fabric face under high-cycle use.
Abrasion-resistant fabric was selected as the outer cover to handle repeated trailer contact without premature breakdown. Installation was completed using a boom lift, allowing the crew to work safely and accurately at height across all affected bays. The sequencing was managed to minimize disruption to dock operations, with each bay returned to service before moving to the next.
Outcomes
The new dock seals immediately restored the weather barrier at every bay, eliminating cold air and moisture infiltration during trailer cycles. Energy costs associated with dock-area heat loss dropped, and the dock environment became notably more stable for loading staff working through the winter season. Standardizing the seal specification across bays also gave the facility a clear baseline for future preventive maintenance.
The project was completed on schedule without any operational disruptions to the facility’s shipping and receiving schedule — an important outcome for a high-volume distribution operation.
