Multi-Bay Dock Seal Replacement — Large Industrial Warehouse, Scarborough

The Challenge

A large industrial warehouse in Scarborough had been running high dock cycle volumes for years — and the dock seals had paid the price. Across multiple bays, the foam cores had flattened well past the compression threshold, and the fabric faces showed significant wear and tearing. The result was a consistent cold air infiltration problem that the facility manager had been managing around rather than solving.

During Ontario winters, the heating loss through a full row of failed dock seals is substantial. The facility was conditioning air that was escaping every time a trailer was positioned, and the cost was showing up in utility bills month after month. The challenge wasn’t just replacing the seals — it was doing so across every bay without shutting down dock operations for a high-volume distribution facility that couldn’t afford a production day.

The Solution

Wilcox Door Service was brought in to assess and replace dock seals across the entire dock row. Rather than treating each bay as a standalone job, we took a coordinated, program-style approach: one consistent foam specification and fabric grade across all bays, installed in a sequenced rotation that kept the majority of the dock operational at all times.

Foam density was selected to match the facility’s trailer mix — primarily standard 53-foot dry vans — and the fabric was specified for high-abrasion resistance to handle the frequency of use. By standardizing the spec across all bays, Wilcox also simplified future maintenance and ensured a consistent weather seal profile regardless of which bay was in use.

Scope: Full dock row seal replacement  |  Type: Foam dock seals, abrasion-resistant fabric  |  Application: High-cycle industrial warehouse  |  Location: Scarborough, Ontario  |  Method: Bay-by-bay sequenced installation

Outcomes

All dock bays were returned to full weathertight performance. Cold air infiltration was eliminated across the dock row, and the facility’s heating system was no longer compensating for constant dock-area heat loss. Dock staff noted the change in working conditions almost immediately — fewer cold drafts, less temperature swing during trailer cycles.

The coordinated installation approach meant zero production days were lost. Every bay was back in service before the crew left site, and the standardized specification means the facility now has a clear, consistent maintenance baseline going forward.

Why Wilcox

Multi-bay dock seal programs require more than just swapping out parts — they require a coordinated approach to spec consistency, installation sequencing, and minimizing disruption. Wilcox Door Service has completed warehouse-scale dock seal programs across Ontario, and we know how to keep a dock running while we work. When you need a full row done right, this is what we do.
