The Challenge

A warehouse facility was experiencing a combination of problems at its loading docks that were costing money in multiple ways simultaneously. Cold drafts and visible light gaps around the dock doors and openings were driving up heating costs as the facility struggled to maintain interior temperatures. Damaged door tracks had put multiple bays out of service or made them difficult to operate — restricting usable dock capacity and impacting throughput during busy shipping periods. And the facility was absorbing repair costs for damage to both vehicles and the building itself, driven by track conditions that contributed to misalignment and contact damage during trailer operations.

The Solution

Wilcox Door Service conducted a comprehensive assessment of all affected dock positions, documenting weather seal condition, track damage, and alignment issues at each bay. Based on the assessment, we supplied and installed replacement weather seals across the dock openings — eliminating the cold air infiltration and light gaps that had been driving up heating costs. Damaged tracks were repaired or replaced, restoring proper door operation and alignment at bays that had become restricted or non-operational.

Track guards were installed at vulnerable positions to protect against future impact damage from vehicles during trailer operations. This addressed the root cause of the track damage rather than simply repairing the current damage and leaving the vulnerability in place for the next incident.

Outcomes

Cold air infiltration through the dock openings was eliminated, reducing heating costs and improving working conditions at the dock. All affected bays were returned to full operational status — restoring dock capacity that had been lost due to track damage. The installation of track guards reduced the risk of future damage incidents, lowering the expected maintenance cost profile going forward. The facility went from managing three separate dock problems to running a fully functional, properly sealed dock row.
