    Planned Maintenance Programs — FAQ

What does a typical PMP contract include?

Scheduled inspection and maintenance visits (quarterly, semi-annually, or annually depending on equipment), priority emergency service, preferred labour rates, and full documentation of all work performed.

Which types of equipment are covered?

All commercial door and dock equipment: overhead sectional and rolling steel doors, high-speed doors, fire doors, dock levelers (hydraulic, mechanical, air), dock seals and shelters, vehicle restraints, HVLS fans, and operators.

How many visits per year does a PMP include?

It depends on your equipment type and usage. High-cycle doors (high-speed, loading dock doors) typically require quarterly service. Fire doors require annual inspection per NFPA 80. We design your PMP around your specific equipment.

Does a PMP keep us code-compliant?

Yes — a properly structured PMP includes all required regulatory inspections. Fire door annual testing (NFPA 80), dock safety checks (O. Reg. 851), and power door safety compliance (UL 325) are built into the schedule.

What happens if equipment fails between PMP visits?

PMP clients receive priority emergency dispatch and preferred rates on emergency calls. Your account is flagged in our system so dispatch knows you’re a contracted customer.

Can we add or remove equipment from a PMP mid-contract?

Yes — PMPs are adjusted when your facility changes. Adding new equipment, removing decommissioned assets, or changing visit frequency can all be accommodated with a contract amendment.

Do you provide documentation for our insurance and compliance records?

Every PMP visit generates a written service report. We maintain records of all inspections, test results, parts replaced, and recommendations. Full documentation packages are available for insurance audits, fire marshal inspections, or due diligence requests.

Is a PMP worth it compared to just calling when something breaks?

Consistently, yes. Planned maintenance costs a fraction of emergency repairs — and prevents the operational downtime and liability exposure that comes with unexpected equipment failures. Most clients recover PMP costs within the first avoided breakdown.

Reduce Liability & Lower Insurance Risk

Routine planned maintenance doesn’t just prevent downtime — it helps reduce liability and can contribute to lower insurance premiums.

When doors, docks, and safety systems are neglected, businesses face increased risk of:

    • Equipment-related injuries
    • Property damage from malfunctioning systems
    • Fire code violations or compliance failures

Proper documentation of inspections and testing — especially on fire-rated doors, levelers, and restraints — can serve as proof of due diligence in the event of an incident or claim.

According to risk management studies and insurer guidelines:

    • Regular building maintenance is one of the top contributors to lowered commercial property insurance claims (Zurich Canada, FM Global)
    • Fire door compliance and fall-prevention systems are often evaluated during commercial underwriting reviews
    • Facilities with documented PMs may qualify for preferred rates or fewer policy restrictions depending on carrier

Wilcox helps you stay ahead of the risk with verifiable, professional service documentation, digital reporting, and routine safety checks.
